1. About these terms
These terms govern the use of Sakinim: this website (sakinim.az), the Sakinim web office (app.sakinim.az) and the Sakinim mobile apps. Here, “Sakinim”, “we” and “us” mean the team that runs Sakinim.
Sakinim is used by housing construction cooperatives (MTKs) and other building managers (“your building office”) under a separate agreement with us, and by the komendants, owners and residents they give a login to. Where that agreement says something different for the building office, the agreement applies.
How we handle personal data is described in the Privacy policy.
2. What Sakinim is, and isn’t
Sakinim is a bookkeeping and communication tool for a building: charges, payments, credit, expenses, parking, requests and announcements.
- Your building office decides. It sets the tariffs, raises the charges, records and approves payments, and answers requests. We provide the tool; we do not set or change any amount.
- Sakinim does not take payments. Residents pay the building office directly, in cash, at a terminal or by bank transfer. A payment counts once the building office records it or approves the receipt sent through Sakinim.
- Sakinim is not a party to the relationship between a building office and its owners and residents.
3. Your login
- Logins are created by your building office, or by us at its request. You cannot sign up on your own.
- Keep your password to yourself, and change the temporary password the first time you sign in. You are responsible for what is done with your login.
- If you think someone else is using your login, tell your building office at once so they can reset it.
- After repeated wrong passwords a login is locked for a while. Your building office can block or close a login, for example when a resident moves out.
4. What you must not do
- Sign in to someone else’s login, or let someone else use yours.
- Send a payment request or receipt that is false, or that belongs to a payment you did not make.
- Upload content that is unlawful, offensive or misleading, or other people’s personal data that the request does not need.
- Try to reach another flat’s or another building’s information, get around a security measure, or test Sakinim for weaknesses without our written permission.
- Copy data out of Sakinim by automated means, overload it, or use it to send advertising.
We may suspend a login that breaks these rules, and we tell the building office when we do.
5. What you upload
Receipts, photos, files and messages you send through Sakinim remain your responsibility. You allow us and your building office to store and show them as far as needed to run Sakinim for your building.
6. Figures and dates
Balances, debts and credit are worked out from what your building office records. If a figure looks wrong, raise it with your building office; a request in the app keeps it on record. Due dates and overdue charges are worked out in Baku time.
7. Availability
We work to keep Sakinim available and back the data up every day, but we cannot promise it will never be interrupted. Maintenance, updates and failures of our providers can make it unavailable for a time.
Notifications by email and push depend on providers outside our control and may arrive late or not at all. Check the app for the current state of your account.
8. Fees
The building office pays for Sakinim under its agreement with us. Owners and residents pay us nothing to use the web office or the app.
9. Ending
- A building office may stop using Sakinim by telling us 30 days ahead. We then return or delete its information as agreed, except what we must keep by law.
- Your login ends when your building office closes it or stops using Sakinim. To ask for your account to be deleted, see Delete your account.
10. Liability
As far as the law allows, we are not liable for the decisions of your building office, for payments made outside Sakinim, for figures entered incorrectly by your building office, or for indirect losses. Nothing in these terms limits a liability that the law does not allow to be limited.
11. Changes to these terms
When we change these terms, we publish the new version here and change the date at the top. If a change is significant, we also tell building offices, or you, in the app. Using Sakinim after a change means you accept the new terms.
12. Law
These terms are governed by the law of the Republic of Azerbaijan. Disputes are settled by the courts of the Republic of Azerbaijan.
