Sakinim turns building management into clear, transparent work that speaks in numbers
We are a building-management platform made in Azerbaijan for MTKs, komendants and residents. The web office covers the komendant’s work, and the mobile app covers the residents’ questions.
Why we started
In most new buildings in Baku, management works the same way: a notebook in the komendant’s hands, a few Excel files on the computer, and a residents’ WhatsApp group on the phone. Who paid how much, which flat owes, what the lift money was spent on - answering takes hours.
It is harder still for residents. They call to find out what they owe, send screenshots to prove they paid, and rarely know anything about the building’s spending. Trust drops and payments come late.
Sakinim was built to put both sides in one system. The komendant creates a charge once and the resident sees it on their phone straight away. When a payment is recorded, both sides see the same number.
What Sakinim is, and isn’t
- A bookkeeping system. Charges, payments, debts, credit and expenses in one place.
- A channel. Requests and announcements don’t get lost in a group; each has a status.
- A transparency tool. Each resident sees their own charges, payments and receipts.
- Not a payment system. Residents’ money goes straight to the MTK, not through us.
- Not a replacement for the MTK. The building’s management sets tariffs and makes decisions; we provide the tool.
- Not an advertising platform. Residents’ data is not sold and not used for advertising.

The database itself separates one building’s data from the others. Another building’s komendant cannot see yours.
Encrypted connection
The web office and the app work only over HTTPS. Passwords are never stored as plain text.
Daily backups
Data is backed up every day and restored after an accidental deletion or a failure.
A record of money actions
Recording or reversing a payment and cancelling a charge are logged with who did it and when.
